01 / Demand A wage base unlike the rest of Central Florida

The Space Coast's demand story rests on something Orlando's does not: high-wage industrial employment rather than hospitality and tourism. SpaceX, Blue Origin, L3Harris Technologies, and Northrop Grumman together support more than 36,000 aerospace jobs in Brevard County, and the county has added over 60,000 residents since 2020.

The wage level is the part that matters for an apartment owner. Blue Origin's Project Horizon expansion alone announced 500 new positions at an average salary of $98,000. A tenant base earning that supports a rent level and a credit quality that a tourism-wage market cannot, and it is far less cyclical.

L3Harris is headquartered in Melbourne. Titusville sits closest to Kennedy Space Center and Cape Canaveral. SpaceX is hiring engineers, welders, and operations staff across multiple active construction sites simultaneously.

Scarcity that predates the current cycle.

Brevard County has faced a critical shortage of development-ready industrial sites since 2014, and expansion in the aerospace and defence sectors is now outpacing the available real estate. Demand for flex space and light manufacturing is described by regional brokers as being at an all-time high.

For an owner of existing industrial or flex product, this is the entire pitch. New competing supply cannot easily be built, and the tenant demand is expanding. That combination is rare, and it is worth far more in a marketing process than a generic growth narrative.

The I-95 corridor is the commercial spine of the county, connecting Titusville, Cocoa, Melbourne, and Palm Bay.

Melbourne and Palm Bay form the population and employment centre of the county in the south, anchored by L3Harris. Titusville and Cocoa sit closest to the launch infrastructure at Kennedy Space Center and Cape Canaveral. Viera is the newer master-planned growth corridor. Industrial and flex product concentrates along I-95 and the arterials feeding the launch complexes.

The employment, population, and land-constraint figures above are well documented. Where a specific asset prices requires actual comparable transaction data, which we pull per assignment rather than generalising from a market average that may not exist.

We would rather tell you what we do not know than publish a number that fails in diligence. If you want a defensible valuation on a Space Coast asset, that is a conversation with underwriting behind it, not a website statistic.

The Space Coast is smaller and thinner on published data, with a higher-wage employment base and a genuine constraint on new industrial supply.

    For a seller, the practical difference is buyer reach. Orlando assets find buyers through conventional channels. Space Coast assets frequently do not, which is where a targeted process makes the largest difference to outcome.
