Submission &
Initial Review
Sponsors submit a deal package — typically OM, rent roll, T-12, sponsor bio, and loan request. Within 48 hours, we respond with an initial read: an indication of interest with preliminary structure thoughts, specific questions before we can quote, or an honest pass. We tell sponsors quickly whether the deal is a fit, so they aren't waiting on a lender that was never going to close.
Term Sheet &
Underwriting
For deals we want to pursue, we move into a focused underwriting review — sizing, structure, leverage, reserves, exit, and sponsor diligence. We then issue a quoted term sheet reflecting a real read of the deal, not a placeholder we'll retrade later. Term sheet timing is deal-dependent but typically within one week of the initial read.
Formal Diligence &
Credit Approval
Once the term sheet is signed, we move into formal underwriting, third-party diligence (appraisal, environmental, PCA, title, zoning, background), and credit approval. Sponsors work directly with the same team throughout — no handoffs to a separate underwriting group.
Documentation &
Closing
Loan documents are negotiated through experienced commercial real estate counsel. Closing timelines are deal-dependent, but most transactions close within 30 to 45 days from signed term sheet, assuming clean third-party reports and standard sponsor documentation.
Servicing &
Asset Management
Post-close, sponsors work with a dedicated asset management contact for draws, future fundings, and ongoing reporting. Senior-level access continues through the life of the loan.
