High Peaks Capital manages a real estate private credit fund focused on originating and acquiring senior secured, first mortgage bridge loans on commercial real estate assets across the United States. The fund targets short-duration, floating-rate debt secured by stabilized and transitional properties.

Our strategy is rooted in disciplined underwriting, deep market relationships, and a rigorous asset selection process built over a decade of capital markets experience. By lending against real assets at conservative loan-to-value ratios, we prioritize capital preservation while generating attractive risk-adjusted returns.

High Peaks Capital is led by Derek Carroll, a real estate capital markets veteran with over a decade of experience structuring and executing transactions across billions of dollars in deal volume.

Prior to founding High Peaks Capital, Mr. Carroll was an award-winning producer at NorthMarq Capital, one of the largest privately held capital advisory firms in the country. He holds a degree in Applied Economics and Management from Cornell University with concentrations in finance and real estate.
