From off the shelf options to highly negotiated structures, common deal types include:
Short term financing to acquire and renovate new assets or reposition currently owned assets. Typically 1-3 year terms with floating rates priced over LIBOR.
Short Term floating rate options for ground up opportunities. Typically 12-36 months with conversion to mini perm available.
Agency Debt provided by Fannie Mae, Freddie Mac or HUD. Permanent non-recourse financing for stabilized properties with terms from 5-35 years.
Acquisition of refinancing of existing assets offered by a variety of lenders with terms ranging from 5-30 years. Non recourse and very low rates can be available at lower leverage.
Secondary financing up to a total of 90% LTV. Typically short 1-3 year terms and equity like pricing.
Joint Venture or Preferred Equity Available. Terms highly specific to each transaction. Equity partners can provide a portion or all of the required equity for a project. Typically reserved for top tier projects, locations, and operators.
